LISTING AGENT Christopher Kowal, Royal LePage Urban Realty
The Action: Near the St. Lawrence Market, a two-bedroom-plus-den suite at the new Berczy residence sold for about $620,000 earlier this year, so an almost identical unit – with a balcony rather than a terrace – was marked up to $659,000 this summer.
Between 14 private showings and another 20 attendees to an open house, enough interest was generated to produce two offers within 48 hours.
What They Got: On the fourth floor of a luxury building, this 945-square-foot suite was given modern trappings, such as nine-foot ceilings, hardwood floors and stone kitchen counters, as well as open study, living and dining areas lined with windows and sliding balcony doors.
For solitude, there are two bathrooms, including one with a glass shower stall, and two bedrooms on opposite ends of the unit, which also comes with laundry facilities, a locker and parking.
Monthly fees of $533 cover heat, water, concierge, rooftop deck, fitness and party rooms.
The Agent’s Take: “Concert is a really good developer and they’ve done a nice job with everything in there: the finishes are stunning and amenities are beautiful,” agent Christopher Kowal said.
“Being so close to St. Lawrence Market, Distillery District and Financial District, makes it easy walking everywhere.”
This unit also has a distinct urban feel. “It has a New York vibe because it’s on a lower floor overlooking the brick walls of the historic buildings,” Mr. Kowal said. “But when you look above that, you see the bank buildings, so it was a really stunning night view with all the lights.”
