The Action: For what this attached townhouse lacked in size compared to the average three-bedroom property in south Riverdale, it made up in style, attracting 45 groups to the open houses and 20 arranged private showings in late October. On the preset day bids could be presented, the best of three offers was $76,000 more than the list price.

The Agent's Take: "This was quite unique because it was a small house, but it was so well done," says agent Irene Kaushanksy. "There were 10-foot ceilings on the main floor and close to nine on the second floor, plus it was so well renovated, so open, light and bright, that it didn't feel small."

The custom craftsmanship and design displayed throughout was also unlike most homes. "It was very simple and elegant, which appeal to just about everybody," adds Ms. Kaushanksy.

"Even people who were not interested in the size of the house overall – or the fact it didn't have a bathtub – they appreciated the amount of work and level of attention to detail."
