LISTING AGENT Boris Kholodov, Royal LePage Real Estate Services Ltd., Johnston and Daniel Division

The Action: During the latter part of summer, many units at 38 Elm would sell in bidding wars, such as this one-bedroom suite that had just 10 showings before three competing bids were presented on offer date.

What They Got: On the northwest side of a 22-year-old high-rise, this 756-square-foot suite was designed with a carpeted bedroom and combined living and dining area, which also has a balcony, and a kitchen with marble flooring.

Essentials consist of a four-piece bathroom and laundry facilities en suite, plus a locker and parking downstairs.

Monthly fees of $523 cover the cost of utilities, fitness and social facilities.

The Agent's Take: "The building and area were the most attractive features of this listing," says agent Boris Kholodov. "This building has many amenities, including an indoor pool, guest suites, an exercise room and 24-hour concierge, which is attractive for most people looking for a condo on Bay Street."

Most buyers wanted to personalize this particular unit for themselves. "The unit needed a total renovation, but it had a good layout with a balcony, which is uncommon for that building," Mr. Kholodov states.
