LISTING AGENT Nutan Brown, Royal LePage West Realty Group Ltd.

The Action: This detached, 21/2-storey house was open by appointment only, so 18 buyers seized the opportunity for a private tour and three produced competing offers.

What They Got: This over century-old structure offers 1,900-square-feet of living space updated with new mechanics and three bathrooms in the past four years, plus a south-facing yard and parking off a laneway behind the 17-by 83-foot grounds.

The interior is divided into three separate units with living areas, kitchen and laundry appliances. The lower and main-level suites contain two bedrooms, but the apartment on the top two floors has a third bedroom and two private decks.

The Agent's Take: "It's a very sought-after neighbourhood and not too many properties with this kind of investment value comes up that often," says agent Nutan Brown. "One of the things people noticed and commented on was how well maintained and updated the properties were, they were almost turnkey."

Furthermore, buyers liked the idea of being close to lively shops and restaurants, but also tucked away on a short side street. "It has two-car parking, which is also a bit unique, and it's also the last house on a dead-end street, so it's very quiet," Ms. Brown adds. "And it's right beside a chocolate factory, so the smell was amazing all the time."
