DAYS ON THE MARKET Six

LISTING AGENT Linda Ing-Gilbert, Re/Max Hallmark Realty Ltd.

The Action: Just before market activity slowed for the summer, this semi-detached residence on a 17-by-120-foot lot was booked for private viewing by over 30 buyers and packed with casual shoppers and curious passersby at a public open house. Just after the weekend, a trio of offers were made.

What They Got: Large picture windows imbedded in the brick façade of this two-storey residence hint of the loft-inspired interiors.

Custom stainless steel and Riverstone granite staircase separate the kitchen from a rear living and dining area with a gas fireplace, hardwood floors and sliding doors to a deck, patio, newly landscaped gardens, shed and double garage.

Two bedrooms are on the second floor, including one with access to a flat roof and a third suite is available in the basement, which also has an office area and one of two full bathrooms remodelled with heated floors.

The Agent's Take: "It was much more modern and contemporary for the neighbourhood, but [the seller] also kept the character of the house," says agent Linda Ing-Gilbert.

"People loved the staircase, it was like the art piece of the room, and people love garages because it's very rare to find in Riverdale."

More importantly, buyers were fond of the proximity to Riverdale and Withrow parks, public transit and schools. "It's in a great location," says Ms. Ing-Gilbert. "Riverdale is really sought after."
