TAXES $2,914 (2011)

LISTING AGENT Colette Chaput-Villamizar and Dianne Chaput, Royal LePage Estate Realty

THE ACTION: A public open house was held and several visitors were given private showings of this two-bedroom corner suite in the historic Distillery District owned by Gemini award-winning composer Lou Pomanti. Offers were held off until a specific date on which competing bids were presented.

WHAT THEY GOT: Built a few years ago on the 12th floor of the Pure Spirit high-rise, this 851-square-foot unit has loft-like features, such as an open concept plan, ten-foot ceilings and concrete columns.

The unit is lined with walls of windows facing south and west, as well as sliding glass doors to a 100-square-foot balcony from the second bedroom and the combined living and dining area.

The master suite has the luxury of one of two full bathrooms and his and hers closets.

Other conveniences include kitchen and laundry appliances, a locker and underground parking.

There is a monthly fee of $477, which includes water and heating costs. A gym, rooftop deck and pool are available to residents, in addition to guest suites and a concierge.

THE AGENT’S TAKE: “We’re in the heart of the Distillery District and there aren’t many [condominium]options down there,” says agent Colette Chaput-Villamizar.

“Then there’s the Donlands development all around there, so the area is growing probably bigger and faster than anywhere else in the city right now, so it’s a smart investment.”

Adds Ms. Chaput-Villamizar: “This property is great because the views are inspiring, the arts are at your front door in the Distillery, there are lots of studios close by and the condo’s layout offers a variety of spaces, so you can change up your environment.”
