LISTING AGENT Boris Kholodov, Royal LePage Real Estate Services Ltd., Johnston and Daniel Division

The Action: Earlier this year, several units were up for sale in the Icon residence in the Entertainment District. This one-bedroom plus den suite was among the smallest, so a dozen buyers promptly reserved private showings and the best of three written proposals added $5,100 to the list price.

What They Got : On the ninth floor of a two-tower complex, this 657-square-foot suite is all open concept with a kitchen and island providing some separation from the den off the foyer and combined living and dining area along the windows and sliding balcony doors.

Recent improvements to the decade-old space entailed new hardwood floors, wiring for sound and a sleek four-piece bathroom with a glass shower stall and a vanity with a vessel sink.

Monthly fees are $436 to run utilities and concierge, as well as the gym, pool, party room and rooftop deck.

The Agent's Take : "There's a lot of demand right now for small condominium units in central locations, so it was not a surprise that more than one buyer decided to try to get the property," says agent Boris Kholodov.

"[Plus] there were numerous upgrades in the unit done by the previous owner that modernized the space – for example the bathroom was completely redone – and the buyer appreciated these upgrades."
