The Action: In a small residential pocket southwest of Sherbourne subway station, this semi-detached house was priced at $699,000 for sale last year, but the sellers put it off until this year. They kept the same price to generate more interest, which translated into 30 requests for private showings and around 100 open house visitors one weekend. Five offers came in on the offer date.
What They Got: This century-old, heritage home on a 25- by 97-foot lot retains many original features, including its brick façade, ornate staircase, trims, mouldings and up to 11-foot ceilings, as well as a gas fireplace in the living room and a wood burning fireplace in the central dining room.
The traditional eat-in kitchen features a pantry and a walkout to a private patio and garden. In the last few years, a new cooling system was installed and a fireside family room created by opening up a fourth bedroom on the second floor, which also houses the largest of two bathrooms. The basement is only partially finished and there is no on-site parking – a common occurrence in the area – but a space can be rented for $100 a month nearby.
The Agent’s Take: “It was a very lovely Victorian with a very nice feel. Everyone who came into that house fell in love with it,” says agent Michael O’Brien, who notes buyers appreciate both its vintage charm as much as its modern updates, like the family room.
“It opens up the upstairs and still leaves the space to be used as an office or TV area.”
