The Action: The builder of a fairly new boutique building in Trinity-Bellwoods held off listing a personal unit when an identical suite next door was posted for more than $1.16-million in March.

It sold quickly for about $1.1-million, so agent Robin Pope recommended this modern townhouse be given a week of exposure before entertaining bids. The first proposal fell apart, opening the door to a second at $1.12-million.

What They Got: At the corner of Queen Street West and Ossington Avenue, across from the Centre for Addiction and Mental Health, is a low-rise structure with commercial space and four residences with carports, including this three-storey townhouse on a 17-by-38-foot lot with street-level access and a lower level family room with a patio exit.

The 2,141-square-foot interior features nine-foot-ceilings and hardwood floors in an open living and dining area, as well as a kitchen with Caesarstone counters, glass mosaic backsplashes and stainless steel appliances.

There is a den and two bedrooms upstairs, the largest room being a third-floor master with a sky-lit semi-ensuite, which is the most lavish of three bathrooms, plus a kitchenette on the fourth floor by a 358-square-foot rooftop terrace.

The Agent's Take: "In total, there are four residential units and the two in the centre are virtual twins, a mirror image of each other with the same layout and finishes," agent Robin Pope says. "[Plus] the ones in the centre were the biggest."

In addition, there are few townhouse complexes like this. "Everything was better than builder's basics, and it was well executed and well built. You could tell that when you walked in, it felt like quality," Mr. Pope states.

"It was nice and wide, so it wasn't narrow … and it's very neutral, so if someone wanted to add colour, all they had to do was put colour on the walls, so it's timeless in that regard."
