The Action : On the 38th floor of one of four high-rises in the Pinnacle Centre complex near the waterfront, this three-bedroom corner suite was subject to more than two dozen showings. By chance, two visitors produced offers within 30 days, which is half the time some suites in that price range take to sell.

What They Got: Once this 1,266-square-foot suite was completed, the first and only owners converted a den into a third bedroom, installed new laundry machines and renovated the two bathrooms and U-shaped kitchen with hardwood floors, granite counters and stainless steel appliances, including a gas stove.

The interiors are bright, with walls of south-east-facing, nine-feet tall windows in the dining area and an open living space with sliding doors to a 284-square-foot balcony, which can also be accessed from the master suite.

A locker and a parking spot are part of the package, as well as monthly fees of $730 for water and heating, concierge and amenities, such as a pool, gym, tennis court and rooftop garden.

The Agent's Take: "The building was only a couple years old, but the seller decided to renovate it anyways and spent $50,000 to $75,000 on the renovations, so it was a beautiful unit," agent Ira Jelinek said. "And it had a great view of the lake on the 38th floor."

The suite's size was also admirable. "It's a much larger, executive unit … and it has a huge balcony," Mr. Jelinek said. "A lot of people from midtown or north of Toronto could see themselves living there if they ever had to make a move from their semi-detached, three-bedroom house."
