The Action: This new high-rise south of St. Lawrence Market has a ban on open houses, so this one-bedroom-plus-den suite had extensive online exposure to narrow the pool of interest to 18 serious buyers who requested private showings. After one week, a deal was quickly signed off just $5,000 shy of the $599,000 list price.

What They Got: In 2011, the Market Wharf residence was completed with hundreds of suites, including two-storey plans on the sixth floor, like this 922-square-foot unit with a 375-square-foot terrace with gas and water hookups off a living and dining area with 10-foot ceilings and stone floors.

The original owner and seller had the builder merge two bedrooms into an open bedroom and den space, and incorporate $10,000 of upgrades, such as granite kitchen counters and stainless steel appliances below.

Supporting elements include two bathrooms, laundry facilities, a locker and parking in an above-grade garage. Monthly fees of $576 pay for water, heating, concierge, a guest suite down the hall, gym, party room and rooftop deck.

The Agent's Take: "It has a huge terrace large enough for a living area, dining area, a barbecue and lots of room to spare," agent Christopher Kowal says.

"Most of the terraces on the sixth floor, all face towards the courtyard, so it's very private and insulated from the city noise as well."

This unit also has several distinguishing characteristics inside. "It's sort of structured like a townhouse – because it's two-storeys with the bedroom on the upper level with the master bath – so it has nice separation between the living area and bedroom," Mr. Kowal says.

"[In addition] originally it was supposed to be a two-bedroom [plan] with two very small bedrooms, but [the seller] worked with the builder to reconstruct it so … it's one of the only one-bedroom, two-storey units."
