The Action: Around the corner from Trinity Bellwoods Park, this renovated freehold townhouse was staged by the seller and professionally photographed to enhance its appeal to buyers. Two dozen parties liked what they saw enough to book a private showing. Two of those returned with an offer.

What They Got: This 2,113-square-foot townhouse on a 14-by-91-foot lot is part of a row of about 10 three-storey, brick residences constructed with rear built-in garages in the 1990s.

The main floor was recently opened up and redone with hardwood floors flowing from a living room with a gas fireplace through to a dining and cooking station with stone counters, high-end stainless steel appliances and sliding doors to a south-facing deck.

The remaining levels are divided with two second-floor bedrooms – including one with vaulted ceilings, his and her closets and one of three full bathrooms – and a third floor space with access to a deck, plus a guest bedroom in the basement.

The Agent’s Take: “ Most [townhouses] are your typical 40- to 50-year-old house with living, dining and kitchen on the main floor and three bedrooms upstairs,” says agent Robin Pope.

“This had a lot of modern amenities, like two decks, cathedral ceilings in the master bedroom and a media room on the top floor.”

The way the seller – a food stylist – personalized the principal rooms was also a hit. “They opened up the whole main floor and made a massive kitchen, so it was very ideal for entertaining and food styling,” says Mr. Pope. “They had a 182-bottle capacity wine fridge, a 36-inch, dual-fuel six burner and a huge oven.”
