The Action: On a quiet, treed street west of James and Lambton Woods gardens along the Humber River, this 1 1/2-storey abode was one of the only properties for sale in Edgehill Park early this year. Two buyers hoped to make it their own with offers over the $1.549-million list price.

What They Got: A piece of land spanning 60 by 156-feet was carved out for this detached house with a finished basement, an attached garage and fenced backyard with an in-ground pool.

High traffic areas include an eat-in kitchen, dining area and a den with a walkout, as well as fireside living and recreation rooms on the main and lower level respectively.

Four bedrooms are on the second floor, the largest with a walk-in closet and one of the larger of three bathrooms.

The Agent's Take: "Edgevalley Drive is one of the preferred streets in Edgehill Park, which is one of Etobicoke's or west Toronto's best neighbourhoods," says agent Kevin Crigger.

"It's a very established, family-friendly neighbourhood with mature streetscapes and stunning homes."

Many older homes have been replaced or substantially renovated, which are likely fates for this 1950s structure. "It's very rare you get an opportunity to build your dream home in that neighbourhood, you're usually buying a resale property," Mr. Crigger notes.

"Price points in the area range up to six plus million dollars."
