LISTING AGENT Heather Lemieux, Royal LePage Connect Realty

The Action: In a waterfront community in Scarborough, this raised, brick bungalow with an attached garage only logged a handful of showings on the first day before two buyers rushed back with competing offers.

What They Got: This over 50-year-old bungalow largely maintained its traditional charm, but was updated with new roofing, patio, eat-in kitchen and main bathroom over the past five years.

Hardwood floors are hidden beneath broadloom in the three bedrooms, including a master suite with a bathroom, and a fireside living room and adjacent dining area with crown mouldings.

The basement offers a guest bedroom and bathroom, office and recreation room with a second wood burning fireplace, above grade windows and access to the garden and upper deck off the kitchen. The 57-by-102-foot property fronts onto a treed street and backs onto a trail system. Plus it is within a ten-minute walk to the waterfront, Guildwood Park and Guildwood GO train station.

The Agent's Take: "The street itself was on a quiet cul-de-sac in the Guild and this backed onto a park and walkway," agent Heather Lemieux said.

"[The buyers] had a dog, so this was one of the biggest selling features for them." Buyers also recognized the rarity of the bungalow's attributes.

"It was a great raised bungalow with a walkout basement and a double car garage," Ms. Lemieux said. "[Plus] it did have a two-piece en suite, which you don't tend to get in the Guild."
