The Action: Just a couple blocks from the East York Civic Centre and Toronto East General Hospital in Danforth Village, this semi-detached house entertained public and realtor-only open houses, as well as more than two dozen private appointments. After less than a week on the market, the sellers received two offers.
What They Got: This two-storey house circa 1930, underwent a series of changes from replacing the roof and the heating and cooling systems in the past three years to constructing an addition in 1981, enlarging the kitchen and creating access to the basement and south-facing deck.
The original areas include open living and dining rooms on the main floor and three bedrooms upstairs.
The lower level provides additional cooking facilities, a second full bathroom and a walkout to the 18-by-103-foot lot and detached garage at the end of a mutual driveway.
The Agent’s Take: “The property was located on a really pretty, treed-lined street opposite from a French elementary school,” says agent Dina Maglietta. “It’s in between two subway stations, plus it was near the Danforth shops and restaurants.”
Though the property needs more updates, it had attributes others lacked, from a garage to a rear addition.
“It had a huge family-sized kitchen … almost double the size you’d find in that neighbourhood,” Ms. Maglietta adds. “It was a generous size home with a great kitchen and a walkout basement, which was another highlight because in that area, they don’t have too many with walkout basements.”
