LISTING AND CO-OP AGENTS Dina Maglietta and David Knox, Summerhill Prestige Real Estate Ltd.

The Action: Near Summerhill subway station, agents Dina Maglietta and David Knox have sold a dozen homes on a residential street generally lined with large estates or small original Victorians. This century-old house falls into the latter category, which appealed to a local homeowner downsizing.

What They Got: Since 2001, the previous owner of this semi-detached house replaced the roof, plumbing, heating and cooling systems and expanded the rear with a sky-lit sunroom with tile flooring and walkout to a new stone patio and shed on the 17-by-79-foot lot.

Original sections of this 1,300-square-foot space were revamped with hardwood floors and pot lights in the living and dining area and broadloom in the lower-level recreation room, plus a new toilet and sink in the smaller of two bathrooms and sliding doors to a Juliet balcony off a second bedroom.

The Agent’s Take: “It’s a very popular street in a high-demand area,” says Mr. Knox, whose partner, Ms. Maglietta, elaborates: “It’s a perfect pied-à-terre for somebody downsizing from a family home or an empty-nester who wanted to be right near the subway and great shops on Yonge Street in the Summerhill and Rosedale neighbourhoods.”

More importantly, this property's upgraded form pleased buyers. “It was a special property because it’s one of the best move-in-condition [homes] of that age on that street that we’ve ever listed,” Ms. Maglietta notes.

“Some of the highlights of this particular property is it has a solarium off the kitchen – like a breakfast room that overlooked the English garden – with a sliding glass door walkout to the backyard and to the side of the house, as well as a fully finished basement with a bathroom.”
