In the spring, it was relisted with a new agent, Boris Kholodov, who recommended cosmetic improvements and a price increase. Within a week, there were 20 visitors and three stuck around to make competing bids.

What They Got: In a roughly decade-old complex composed of four mid-rises nestled between Havergal College and Lawrence Park Collegiate, this fifth-floor suite features a 654-square-foot plan with nine-foot ceilings and west-facing windows overlooking mature trees.

Off the entrance is a kitchen with stainless steel appliances, tiled floors and granite counters and breakfast bar providing some separation from an open living and dining area with laminate floors and a balcony.

Enclosed areas include a carpeted bedroom, four-piece bathroom and laundry facilities.

A locker and parking spot completes this unit, which owes $415 monthly for water, heating, concierge and upkeep of fitness, media and party rooms.

The Agent’s Take: “It’s a small building, which has a very specific audience,” says Mr. Kholodov. “[That’s] people who want to be in that area, but can’t afford to be in a house and don’t need a lot of space.”

A minor makeover gave this particular unit some distinction. “Most people are turned off by an empty unit with a blue bedroom,” Mr. Kholodov states.

“We had the property staged and the bedroom repainted a neutral colour, and the property sold immediately for over asking.”
