DAYS ON THE MARKET Three

LISTING AGENT Christopher Bibby, Sutton Group-Associates Realty Inc.

The Action: There were only 15 showings for this two-bedroom townhouse, which received an offer on the first day, two more on the second day and a firm deal by the third day.

What They Got: About five years ago, the Gardens at Queen complex was completed with several blocks of one to four-storey stacked townhouses, including this nearly 900-square-foot, lower level unit.

At one end of the unit, there is a private patio with water, gas and power outlets, as well as entry into an open living and dining area with nine-foot ceilings, newly upgraded hardwood floors and lighting, as well as a U-shaped kitchen with granite counters, tile floors and stainless steel appliances.

At the south end of the unit, there are two bedrooms with windows and new broadloom carpeting.

Other assets consist of two full bathrooms and en suite laundry facilities, plus a locker and parking in a garage.

Water is included in the monthly fee of $350.

The Agent’s Take: “There’s no a shortage of condos or lofts, but in terms of townhouse condominiums, there really aren’t a whole lot being offered in the city,” says agent Christopher Bibby. “So this is a great way for someone to get into something a little different from a typical condominium.”

Plus, the sellers made cosmetic changes, from new flooring to a fresh coat of paint to ensure it caught buyer's attention. “It was vacant when it was listed, but it showed quite well,” Mr. Bibby adds.
