LISTING AGENT Nicolas Blachette, Sutton Group West Coast

The Agent's Take

"This unit sold fast because it is a very unique architectural home," says listing agent Nicolas Blachette. "We had a couple of showings within the first few days, and the right buyer showed up and purchased it. They are retirees and intend to live there as their primary home.

"There are many one bedroom units available downtown, but when you are looking for one with views, 15 to 30 floors and higher, they become rare, especially under $450,000," he adds. "Any home well priced at market value will end up selling fast, and homes overpriced are still attracting lots of showings, but they usually end up with a price reduction over time, or not selling."

What They Got

The unit, inside the glass and concrete Milano tower, has 180-degree views of the Northshore mountains, English Bay and False Creek. The nearly 700 sq. ft. interior was designed by famous local designer Robert Ledingham, with granite counters, glass breakfast bar, gas fireplace, porcelain tile, laminate floors, and wall wall, floor-to-ceiling windows. The Milano is close to the sea wall, Stanley Park, shops at Davie and Granville streets, and is in one of Vancouver's rapidly changing neighbourhoods, the West End. It's on the fringe of Yaletown, too, so it's got direct access to the shops and high-end restaurants in that former warehouse neighbourhood.

The Action

Downtown Vancouver, with a population of around 80,000, is changing fast, with plans for increased density in the next two years. There are several condo projects, including Maddox, Salt, The Rolston, The Mark and 999 Seymour, that will add approximately 1,000 new homes. And more projects slated to follow.
