LISTING AGENT Nutan Brown, Royal LePage West Realty Group Ltd.

The Action: Three competing offers materialized for this renovated century-old house near Bloor West Village after 20 buyers came through by appointment and about 100 dropped by during two open houses one weekend.

What They Got: In 2007, this 2,110-square-foot house was completely revamped, so it now features four bedrooms, four bathrooms - one on each level - and entertaining spaces with classic and modern features, such as stained glass windows, hardwood floors and a central vacuum system.

Off the front parking pad, a new cedar porch leads into the main floor, where there is a fireside living room, open dining room and an eat-in kitchen with stainless steel appliances, granite island and countertops, and a walkout to a deck and private backyard.

An office - which doubles as a dressing room - is accessible from one of three bedrooms on the second floor.

The third floor master suite has a walk-in closet and a five-piece bathroom with a claw-foot tub, shower stall and a pedestal sink.

There are seven-and-a-half-foot ceilings in the 800-square-foot basement, which could be used as a nanny suite or rental unit as it has a separate entrance, kitchen, bedroom and recreation room with laminate floors and halogen lights.

The Agent's Take: "In terms of size, it's quite similar to many other properties in the area," agent Nutan Brown says. "[But]it was beautifully renovated - virtually in move-in condition - and the current owners also had a very good sense of decor, so it showcased the property very well."
