LISTING AGENT JoAnne Gludish, Royal LePage Real Estate Services Ltd.

The Action: Situated a few minutes east of Pearson airport and highways 401 and 427, this brick bungalow was listed at $489,900 to prompt budget-conscious buyers to move quickly.

Interested buyers complied by booking back-to-back showings as soon as it hit the market, and six shoppers returned to present competing bids.

What They Got: Like many older homes in the Westway community, this roughly 50-year-old residence had clearly defined entertaining areas, including an L-shaped living and dining area on the main floor, and a fireside recreation area and games room with a built-in bar in the basement.

Tucked out of sight are three bedrooms, two bathrooms and an eat-in kitchen, along with a side door to a courtyard, a garage with front and rear entry doors and a fenced-in yard filled with grass at the back of the 45-by-122-foot lot.

The Agent's Take: "It's a traditional three-bedroom bungalow with a single-car garage and a verandah at the front," agent JoAnne Gludish said. "There was not a lot of inventory at the time in that pocket – and because it was listed below $500,000 – there was a real excitement about it."

Buyers also liked how the house was kept clean and well maintained. "It was in pristine, but original condition," Ms. Gludish adds. "People would probably want to redo the bathrooms and kitchen, not because they had to, but because they wanted to."
