CO-OP AGENT Nutan Brown, Royal LePage West Realty Group Ltd.

The Action: Agent Nutan Brown spent over a year seeking out new maintenance-free, waterfront residences with a high level of grandeur and glamour to captivate her clients. The best of about a dozen contenders was this freehold townhouse in a small, gated community on Etobicoke's waterfront, next to Sand Beach Road Parkette.

What They Got: Less than a decade ago, this modern townhouse was designed with upscale appointments and over 3,200-square-feet of living space, including a 502-square-foot basement with access to a double garage off a recreation room.

Prime entertaining quarters consist of a fireside living room with a sitting area by the bay windows, a central dining space and a combined kitchen and family room with an island and double doors to a south-facing deck.

The top floor is divided up for a laundry room and two bedrooms, while the second floor is arranged as a master retreat with a fireplace, balcony, largest of four bathrooms, a walk-in closet and a dressing room converted from a fourth bedroom.

Monthly common fees of $500 covers landscaping, garbage and snow removal.

The Agent's Take: "It was a very exclusive, little niche pocket with only eight units, so it was a real rare opportunity in a pretty special setting," says Ms. Brown.

"We looked at many townhouses over the course of the year – some had water views or were close to the water – but this [one] you're looking at the lake from all parts of the space."

The calibre of construction even satisfied the builder who resides in the community. "This was a model suite for the complex, so it had all the upgrades, and over the years, [previous owners] have even improved on that," Ms. Brown adds. "It's probably the nicest property we saw."
