LISTING AGENT JoAnne Gludish, Royal LePage Real Estate Services Ltd.

The Action: In early February, buyers had their choice of properties in the southern section of Etobicoke, including this detached bungalow. Priced just over half a million, many buyers had to see it for themselves, and 16 visitors later battled to produce the best price for the sellers.

What They Got: Only two families have resided in this original brick residence built around the 1940s with a classic three-bedroom and one-bathroom plan and hardwood floors refinished in areas like the living room and dining area by a tiled, eat-in kitchen.

For extra space, there is a recreation room and guest bedroom with above-grade windows in the basement, which has a separate side entrance to a private driveway, detached garage and fenced 41-by-122-foot lot.

The Agent's Take: "The house is typical of that era, but by today's standard it's viewed as being small," says agent JoAnne Gludish, who notes this drew in mostly first-time buyers.

"But it's cute and clean in a nice neighbourhood close to transportation – public transportation as well as highways – and good shopping."

For buyers with ambition, the house can easily be personalized. "People are rediscovering those old neighbourhoods and gentrifying it by expanding [houses] out, up and at the back," Ms. Gludish adds.
