The Action: Locals in the Upper Beach community were among the majority of visitors to this detached, two-storey house, which was available for viewing during two open houses. After about 40 individual showings, offers were presented from a handful of buyers, including one who paid a $75,600 premium.

What They Got: On a 40- by 95-foot lot, this more than 80-year-old brick structure with original and updated features, an attached garage and a private driveway.

The Agent's Take: "A lot of people want something south of Queen at the Beach, but when they get there, they realize what you get is so small and they don't get parking a lot of times," says agent Dianne Chaput. "[This]sat on a 40-foot lot and had a private driveway. Most of the properties in that neighbourhood are semis and certainly don't have 40-foot lots."

The property may not be right by the Beaches and boardwalk, but the setting is still desirable. "They go to the Upper Beach and once they get there, their kids like the schools and parks," says Ms. Chaput. "It has a nice community feel there."
