What they got: On the upper levels of a six-year-old high-rise, this 622-square-foot unit was outfitted with classic hardwood floors, nine-foot ceilings and full-height windows throughout, as well as an open living and dining area with a balcony and U-shaped kitchen with stainless steel appliances and granite counters.

The action: Last fall, agent Joel Gwillim shortlisted about eight newer downtown properties for an out-of-town client to view one weekend. After touring around for four hours, the buyer chose this one-bedroom unit at the Montana, just a block north of shops and restaurants on 17th Avenue.

A four-piece bathroom, laundry machines, storage and parking round out the essentials. Monthly fees of $338 cover use of heat, water, concierge and gym.

The agent’s take: “The building has three elevators and concierge, nice mouldings and entrance, so it has an upbeat, Mount Royal feel, so it made a good first impression as soon as you walked in the front doors and down the halls to the unit,” Mr. Gwillim says.

“This is one of the nicest buildings, nicest units, biggest balconies and best views, so it was one of those all-in-ones where it sets it apart from the rest of [the properties] we saw.”
