Buyers can only envision what an unbuilt house will look like exactly, and once they've purchased it, they may have to deal with construction delays. Daniels Corp. has eliminated those anxiety-producing factors at its latest condominium townhouse community, located in the Erin Mills area of Mississauga.
The homes at Woodland Ridge are already built, the landscaping is completed, and buyers can take possession in as early as 30 days. The project comes on the heels of the company's successful "prebuilt" developments nearby, such as Picket Fences and Streetsville Walk.
"It takes out all the questions that come along with new-home purchasing," says Don Pugh, vice-president of low-rise housing at Daniels. "People get a chance to walk through the home that they'd like to purchase, and see it, touch it and understand what the room sizes are like and understand the orientation of it."
But there's another plus: The developer spends less on marketing such a project, which affects prices. "[Prebuilding is] part of our new initiative to make sure that we get the most value out of a home; to make sure we can keep entry-level homes as affordable as possible," Mr. Pugh says.
Woodland Ridge includes 52 two-storey, three-bedroom townhouses located on the southeast corner of Erin Centre Boulevard and Ninth Line. Daniels' prebuilt communities have a history of selling out on opening weekend, and given Woodland Ridge's features, it may follow suit. It's near schools, community centres, Erin Mills Town Centre and major highways. Not to mention that the homes are on a rare parcel of land across from conservation areas and adjacent to mature woodlands, which some of the houses back on to. "We've got these beautiful walkout-basement conditions, backing on to this very lush greenbelt, which adds much more character," Mr. Pugh says.
More than half of the townhouses have fully finished basement walkouts, and those on the perimeter of the community have fenced backyards. "It's unique for a condominium townhouse," he says.
An added incentive is that Daniels is offering a deposit structure that allows buyers to move in without paying an interim occupancy fee until the condo is registered.
As for the architectural features, the townhouses feature peaked gables, brick-arched windows and porches with columns.
There are four models varying in size and layout, though they are generally open-concept with an open stairway to the basement. "Typically, you have a long corridor as you walk into a townhouse, so we've opened it up as much as possible so the space opens up right away in the main living areas," Mr. Pugh says.
Finishes include ceramic backsplashes in the kitchens, and flooring in hardwood and imported ceramic tile.
The homes also have central air-conditioning and vacuum systems.
The monthly maintenance fee will be about $98.
