The developer of the Ravines at Spring Pointe in Brampton decided to leave out recreational amenities and some of the flashier finishes so it could offer more affordable condominium suites on a site adjacent to protected land.
The strategy seems to be paying off. Only about 25 suites are still available in the 58-unit, four-storey building, which will back on to the Claireville Conservation Area.
A suite with two bedrooms and a den can be purchased for less than $240,000, thousands of dollars less than comparable condos in Toronto, according to the builder, Pointe of View Developments.
Construction is under way on the building - the third and final building on the site - and it's expected it will be completed by the end of the year.
The suites left for sale contain combined living and dining areas and open-concept kitchens with appliances and optional breakfast bars.
Bedrooms will be separated for more privacy, and master suites will include walk-in closets and private bathrooms.
Standard finishes and features include 28-ounce carpeting and ceramic tile floors, as well as stacked washers and dryers.
From balconies or patios, residents will be able to look out on one of the largest natural areas in the Greater Toronto Area - 2,100 acres of forest, ravines and winding creeks.
The area includes hiking trails, a horse ranch and campgrounds.
Also nearby are several golf courses, and beaches at Heart Lake Conservation Area and Professor's Lake.
Brampton's historic downtown is a commercial hub packed with shops, restaurants and venues for live entertainment. The Bramalea City Centre and Trinity Commons provide plenty of stores and services.
Highways 407, 427 and 410 are quick access routes into other areas of the GTA.
Suite prices include parking. The monthly maintenance fee will be 33 cents a square foot.
