The Action: Agent Nutan Brown and the sellers of this detached residence prepared themselves for a full week of showings and an open house. But one of the first house hunters in for a private tour shortened the process with a strong pre-emptive offer.

The Agent's Take: "It was a pretty turnkey home, really well maintained and really well updated," Ms. Brown said. "The office is off the dining room, which is a unique feature that I don't see very often with built-in bookshelves and a walkout to the deck."

The proximity of schools, shops and subway was also a hit. "It's a great location for transit and access to Bloor West Village," Ms. Brown said.

"It's just far enough that the busyness of Jane is not an issue, yet is less than two minutes way."
