DAYS ON THE MARKET Two

LISTING AGENTS Nadia Doucet and Louise Boutin, Re/Max Crest Realty Westside

The Action: Situated two blocks from a popular east-end school and park, this 2,260-square-foot house was due to have any offers reviewed after a week of exposure given the frequency of bidding wars for properties in the area. But on the second day, a buyer made a pre-emptive bid the seller decided to accept.

What They Got: A 34-by-120-foot corner lot laid the foundations for this 58-year-old house and its private parking, fenced backyard and a more than 11- by 9-foot cottage with heating and wiring. The interiors showcase classic and modern elements, from hardwood floors and stained glass windows to a high-end main floor kitchen and lower-level bathroom remodelled last year.

The main level contains living and dining rooms, three bedrooms, a bathroom and a covered deck, in addition to a staircase to the level below, which was originally a separate suite with a den, family room and fourth bedroom.

The Agent's Take: "Houses are hot in the Charles Dickens catchment area," says agent Louise Boutin. "The parents all want to send their kids to that elementary school." Highlights of this particular house includes its spacious layout and lot.

"It's a pretty typical 1950s bungalow with a lower level that's usually a suite – they had unsuited it – with a separate door," adds Ms. Boutin. "What was unique about that property was it had a very nice gazebo."
