The action: About 40 buyers requested tours of this detached, three-bedroom uptown residence as soon as it appeared on the market at the end of April. One enamoured visitor proposed to pay a $173,000 premium to ward off potential competition.

What they got: This roughly 90-year-old brick house was drastically improved in key areas, from the replacement of the windows and mechanics to the remodelling of three bathrooms, including one with heated floors, and a basement with an extra bedroom and fireside recreation room.

The kitchen and dining area is open and modern with a granite-topped island with seating, custom cabinetry, pantry, pot lights and stainless steel appliances, as well as wainscoting and sliding patio doors.

The living room remains more traditional with original crown mouldings, a gas fireplace, bay window and hardwood floors.

A fenced-in yard, mutual driveway and attached garage round out the 25-by-152-foot lot.

The agent's take: "Most homes in this area have a family room addition at the back, but this home doesn't. So it's smaller than most detached homes in the area nowadays, but it had everything you needed to live efficiently and in style," says agent Boris Kholodov.

"The style of the finishings in this house has been chosen to be in keeping with what you'd find normally in this area, and the quality standard of work is significantly higher, which made this house stand out when it was marketed."

The outdoor space was equally admired. "While properties in the area have lots that measure 120 feet – or thereabouts – in depth, this property has a lot that's about 150-feet deep, which makes the backyard extremely spacious and beautiful," Mr. Kholodov said.
