The Action: Agent Nicolas Blachette rounded up about 10 condominium suites and townhouses in downtown Vancouver for his clients to investigate. Their top pick was this two-bedroom-plus-den suite in a 30-storey tower just two blocks from the seawall.

What They Got: There are four units per floor on the top four levels at Orca Place – versus 10 units on lower levels – so this corner suite on the 26 th floor had a 1,024-square-foot plan with nine-foot ceilings, walls of windows throughout, even in the den, and a large terrace off the open entertaining and dining area.

Cleaning is convenient with en suite laundry machines, two full bathrooms and a kitchen recently opened up and personalized with granite counters, marble floors and a designer hood fan.

Ownership of the unit also includes a locker and parking, plus monthly fees of $378 for maintenance of facilities, like the sauna, gym, hot tub and party room.

The Agent's Take: "[The property is in] Vancouver's premier waterfront area tied together by the continuous waterfront walkway/bikeway which links Stanley Park to the downtown," says Mr. Blachette.

"It offers a high-density, diverse urban waterfront experience, including park space, marina activity with related commercial use, restaurants over the water, a community centre, a publicly accessible floating dock, the convention centre, a one-block long waterfront street, and other street-ends extending to the water as city-linking promenades."

This unit's size and scope was also vital. "The buyers were impressed by the very large open living space of over 1,000 square feet, high ceilings, custom – made renovations, floor-to-ceilings windows, outdoor patio unique to the building and [the fact there were] only four units per floors," adds Mr. Blachette.
