The Action: About two dozen buyers signed up for private showings of this one-bedroom plus den suite, despite the fact that all the building's balconies were closed off for repairs after some glass panes had shattered.

THE AGENT'S TAKE: "It's close to the hospitals, U of T, the Financial District and Bloor Street shopping. It's very centrally located," says agent Christopher Kowal, who decluttered and rearranged the suite furnishings to entice buyers to venture inside.

"After staging, we still managed to get a fantastic price for this place even with the bad media press the place was getting."

Other highlights include a modern floor plan. "It wasn't a large unit – it's only 620-square-feet – but it was very efficiently laid out," says Mr. Kowal. "When my clients bought it, he had the builder enclose the den… with a barn door. That can function as a second bedroom, so it also helped bring the price up."
