The Action: A couple of blocks west of the St. Clair West subway station near Humewood Park, this 2 1/2-storey duplex logged an offer $29,000 shy of the asking price, which the sellers considered in the hours leading up to a succession of 70 visits during a weekend open house.

What They Got: This older brick residence houses a pair of two-storey apartments, both with eat-in kitchens and walkouts to a deck and upper balcony respectively, along with private parking on the 30-by-129-foot lot.

The first suite is laid out with a fireside living and dining space, a den and a bedroom on the main floor and a recreation room and second full bathroom on the lower level.

The owner-occupied upper-level unit featured a fireside living room, separate dining area and bathroom on the second floor, plus two bedrooms, including a third-floor master suite with vaulted ceilings and a walk-in closet.

The Agent's Take: "It's a child-friendly street and a friendly neighbourhood convenient to St. Clair, the amenities, cafés, restaurants, streetcar and subway," agent Marni Lokash said. "A nice feature was it had a view of the park with mature trees and the privacy of a deep lot."

Even though duplexes like this are less common, most buyers had other plans. "It was really being marketed for buyers to come in and convert it to single-family and renovate it, which is what the buyers will do," Ms. Lokash said. "Another nice feature of the property was two legal pad parking spaces and it was rare to have that."
