The Action: Lingering worries about the potential for flood damage made it difficult to lure buyers to this corner unit at Wedgewoods of Discovery Ridge, and the presence of several competing two-bedroom units didn't help. So, having drawn no offers at $399,900, the vacant unit was staged and relisted at $387,800, which provoked one house hunter to register a bid.

This unit is a prime example. "This sale is one of the largest condos available for purchase, at just under 1,400 square feet," said Ms. Jones, who got an offer quickly after switching from virtual to real furnishings.

"The online photos looked fantastic, but people lost the vision once they were in the property, so it goes to show you how controlling the feel of the buying environment is crucial to allowing people to see themselves in it."
