LISTING AGENT Christina Hagerty, Re/Max Realty Professionals

The action: At Royal View Estates, this two-storey townhouse failed to secure a deal when it was first listed. So the second time, another agent had the vacant space cleaned and staged in preparation for an open house, which brought in two-dozen visitors on a stormy day. By the third week, an offer was signed off.

What they got: In an enclave of single-family homes by Jade Developments, this 11-year-old residence was designed with a 1,685- square-foot plan with three bedrooms, three bathrooms, a main-floor laundry room, interior access to the garage and an unfinished basement with walkout.

Interior appointments are classic with nine-foot ceilings in a kitchen with shaker-style cabinetry, pantry and island overlooking a fireside living area and a dining space with sliding doors to a deck.

Monthly condominium fees of $267 cover landscaping, snow removal and exterior maintenance.

The agent’s take: “It’s a good-sized townhouse with a double attached garage and undeveloped basement with a walkout, and at under $400,000, it made it very enticing,” agent Christina Hagerty adds.

“They don’t all have walkout basements, so it was nice that a walkout was available [here].”

The home’s address was also a key feature to many shoppers renting locally. “It’s got lots of facilities close by,” Ms. Hagerty adds. “It’s close to transit and grocery stores, but pretty much everything you want is within five- to 10-minutes away.”
