LISTING AGENTS Julie Kinnear and Jennifer Palacios, Royal LePage Real Estate Services Ltd.

The Action: Just a few minutes away from Casa Loma and Dupont station, Madison Avenue Lofts offered buyers a variety of hard and soft lofts for sale. Some units need a great deal of time to find the right buyer, but this one-bedroom-plus-den suite scored two offers simultaneously.

What They Got: In the new wing of a hydro building converted into private residences, this roughly 820-square-foot unit combines classic and loft-like finishes, such as 14-foot ceilings and wood laminate floors in an open living room between a U-shaped kitchen and glass-enclosed den.

Private quarters, such as the bedroom and four-piece bathroom, are situated by the unit's entrance.

Stainless steel Fisher & Paykel appliances, laundry machines, a locker and parking complete this unit, which owes $480 monthly for access to water, heating, 24-hour concierge, rooftop deck, fitness, media and party rooms.

The Agent's Take: "This particular unit has super high ceiling and an extra office that I liked specifically because it was along the windows," agent Julie Kinnear said. "Normally, the master is at the end [of the unit] with the windows, but realistically you need more natural light for working from home."

The unit's other main workspace was also a perk. "It has a nice, big kitchen, much bigger than some of the other units," Ms. Kinnear notes.
