THE ACTION: Just a few blocks from Christie Pits Park, the Pendrith Corner Store was a popular spot for everything from ice cream for children to a quart of milk for parents for nearly 30 years, says agent Lucais Shepherd. So it didn't take long for the mixed-use building it occupied to sell for a premium.

WHAT THEY GOT: Two residential units and a 1,100 square foot commercial space with south and west-facing windows were arranged inside this century-old structure, which had its brick façade restored and the roof, wiring and plumbing replaced.

Off the fenced-in side yard, there is an entrance into a 1,100-square-foot apartment with a main floor kitchen and dining area, as well as a second floor sitting room, five bedrooms with hardwood floors and an updated four-piece bathroom.

The back of the 34 by 55-foot lot offers a private three-car driveway and access into a basement suite with parquet floors in the bedroom and recreation area, and ceramic floors in the bathroom and kitchen.

THE AGENT'S TAKE: "What made it really unique was that it was nestled right inside a totally residential neighbourhood, so it made it one of few existing corner stores in that Christie Pits neighbourhood," says Mr. Shepherd, who notes the space suits many businesses, such as a cafe or daycare.

"Essex Junior, Hawthorne Bilingual and St. Raymond [schools] are all literally only one block to this … and south of there is Christie Pits Park with the skating rink, baseball diamond, soccer fields and public swimming pool."

Buyers were also pleased with the owner's suite. "Upstairs was larger than it appeared from the outside being a five-bedroom [unit]," Mr. Shepherd explains. "The bathroom upstairs was also renovated, so it was a nice feature with new tiles and a walk-in glass shower."
