The Action: In the CityPlace community to the west of Rogers Centre, this one-bedroom suite at N2 Condominiums was one of a few properties for sale late in the winter. Given the lack of competition, over 20 showings were registered and a deal snagged before two full weeks of marketing.

What They Got: On the east side of a highrise less than five years old, this 565-square-foot suite was constructed with ceramic flooring in the kitchen and dining area by the front door and hardwood floors in the bedroom and open living room with floor-to-ceiling windows and balcony doors.

The Agent's Take: "For most one-bedrooms, it's not typical to have a living and dining area. Typically, it's just a living area and you're eating at the breakfast bar or in front of the TV," says agent Christopher Bibby. "[Plus] a lot of one-bedrooms typically have carpeting in the bedroom, but this had hardwood floors throughout, so it was a really attractive space."

Buyers were also impressed by what they saw beyond the unit. "Even though we're on the third floor, you could see the CN Tower and overlook a landscaped courtyard, so that was one of the most attractive features," Mr. Bibby adds. "The amenities are extensive and probably among the best in the city."
