The Action: This three-bedroom house had a healthy dose of competition with larger four-bedroom properties listed nearby this spring. But 30 private showings and two open houses with two dozen visitors proved a good enough attendance record to tally two rival offers simultaneously.

What They Got: Various occupants topped up and rebuilt a bungalow on a corner lot into a 2,432-square-foot space that the last owners improved with modern finishes, mechanics and double garage off the recreation room in the 682-square-foot basement, among other things.

The 300-square-foot carriage house was recently refurbished with built-in counters, cabinetry, laminate floors and electrical, heating and cooling systems.

The Agent's Take: "This was truly a picture-perfect home in the sought-after Ledbury neighbourhood," agent Sue Mills said. "Buyers appreciated the tasteful decoration, immaculate condition, renovated kitchen and baths and loads of light."

The design is also conducive to a wide range of activities. "It's a great house for somebody downsizing because it has a nice living and dining room and a nice open-concept kitchen and family room, and three bedrooms rather than four," Ms. Mills said.

"The fabulous 40-by-133-foot, sun-filled lot was ideal for a pool and featured beautiful gardens and a rare separate carriage house used as a workshop by the sellers [but] ideal for an office or gym."
