The Action: The high number of showings and open-house attendance was a good indication of the popularity of this detached, brick house, which sold for $115,100 more than the $799,900 list price in a small bidding war.

What They Got: This 1940s house was kept in fairly original condition with a separate kitchen, living room with a gas fireplace and rear dining room with a covered deck, as well as a fireside recreation room in the basement.

  • A fourth bedroom is located midway up the staircase to three bedrooms and larger of two bathrooms.
  • In terms of vehicular access, the 52-by-120-foot lot has a circular driveway and built-in garage.

The Agent’s Take: “It’s an original home on a really beautiful lot in a great neighbourhood,” agent JoAnne Gludish says. “It’s a very charming area, so there’s never a lot that’s up for sale.”

So, eager buyers were divided on whether to tear down or enlarge this home. “The interior required updating, but the house was so charming,” Ms. Gludish adds.

“That pocket is being redeveloped in a sensitive way; like, people aren’t mindlessly ripping things down. There is a sensitively to the original house and original feel to the neighbourhood.”
