LISTING AGENT Julie Kinnear, Royal LePage Real Estate Services Ltd. (Now with Keller Williams Neighbourhood Realty)

The Action: Bidding wars are a common phenomenon to acquire houses near High Park, where this detached, 21/2-storey house without parking was subject to 60 showings before a handful of visitors drafted competing offers.

What They Got: This 2,090-square-foot structure was modernized in various ways, such as updated mechanics and windows, a remodelled kitchen with white cabinetry and stainless steel appliances and professionally landscaped gardens with a flagstone patio and irrigation system.

Entertaining areas are largely open with a fireside living and dining area with original stained glass windows and a lower-level recreation room with access to an office and the 25-by-159-foot grounds.

The second and third floors house four bedrooms, a second-floor dressing room and skylit family room, plus one of three bathrooms.

The Agent's Take: "It's a family house and a family-friendly neighbourhood, so it [suits] couples with kids," agent Julie Kinnear said. "The yard was extraordinary and it was really deep."

Buyers also had different ideas for the future state of this roughly 90-year-old dwelling. "It was in very good condition, you could easily move in and renovate over time," Ms. Kinnear said. "It had a potential basement suite with a separate entrance, full bathroom and plumbing ready for a potential kitchen."
