LISTING AGENT Bill Mohan, Sutton Group Realty Systems Inc.

The Action: This detached brick house generated a flurry of activity with over 60 private showings and open houses for real estate agents and the public.

What They Got: In 2007, the owners of this century-old house spent $200,000 expanding and remodelling the kitchen with ceramic back splashes, high-end appliances, including double Viking ovens and a breakfast area with sliding doors to a wide, covered deck, hot tub and Japanese-style garden.

Entertaining areas include a fireside living room, dining room and second-floor family room, while private quarters consist of four bedrooms on the top two floors.

Daily routines are easier to conduct with two full bathrooms, second-floor laundry facilities and central vacuum and sound systems, plus there is a separate entrance to an unfinished basement.

Parking is not available on the 26-by-155-foot lot, but it is steps from restaurants, shops and subway.

The Agent's Take: "This is a very popular, one-way street," says agent Bill Mohan. "It's close to schools – you could walk a block to the French immersion school – and it's steps to Roncesvalles, which is really nice."

Physical improvements to the property were also perks. "It typifies the 2.5-storey house of the neighbourhood, but [the sellers] put on an addition at the back, so they had a nice, new kitchen, deck and hot tub," Mr. Mohan said. "[Plus] they did nice work in the back landscaping-wise."
