The Action: The Fairmont community was buzzing with activity with two dozen homes on the market in June. Among them was this 2,030-square-foot house closely scrutinized in person by nearly a dozen shoppers, including one who allocated $390,000 to purchase it.

What They Got: On a 42-by-108-foot lot between two walkways to Fairmont Park and pond is this 16-year-old structure with casual and formal entertaining areas and updated laminate floors, carpeting and a central vacuum system, plus a 945-square-foot basement with a recreation area and guest bedroom.

Past the porch and attached double garage is an open foyer and living and dining area separated from a central den, fireside family room and rear eat-in kitchen with access to a south-facing deck, patio, shed and fenced backyard.

The upper floor is arranged with a laundry room and four bedrooms, including a master suite with a walk-in closet and one of four bathrooms.

The Agent's Take: "Most two-storey homes in that price range would only have three bedrooms on the upper level and sometimes one in the basement, but this one has four bedrooms upstairs and one in the basement," agent Courtney Atkinson says.

"The layout was very functional, it had a front living room and off to the side an office with a throughway to a TV/family room."

The convenience of the location was another perk. "Purchasers loved the fact it was in such close proximity to all the big-box stores in Lethbridge," Mr. Atkinson says. "It's near a road called Mayor Magrath [Drive], which has nearly every amenity you could want within walking distance."
