LISTING AGENT Keith Roy, Macdonald Realty Ltd.

THE ACTION: In a low-rise building one block from the newly redeveloped Cambie Street corridor and five blocks from the new rapid transit Canada Line, this two-storey suite was listed for $615,000, but had little activity after two weeks.

The price was knocked down by $16,000, which quickly piqued buyer's interest and generated an offer.

WHAT THEY GOT: What looks like a large, three-storey house is actually composed of eight multi-level townhouses with common corridors to access each unit, like this 1,191-square-foot, upper suite.

The 23-year-old space features an open living and dining area with a gas fireplace, hardwood floors and a pass through window to the kitchen equipped with granite counters and three out of five appliances.

The second floor was designed with two bedrooms, including one with a private bathroom, and a den with a small deck and stairs to a skylight that is also a hatch to a new 400 square-foot rooftop terrace.

The unit comes with en suite storage room, parking and monthly fees of $286.

THE AGENT'S TAKE: "The buyer was immediately attracted to the spacious layout, high quality renovations and ample storage," says agent Keith Roy.

"With two large bedrooms, 21/2 bathrooms, two parking spots and a massive roof deck, this home is a great stepping stone for people who want the feeling of a house, the turnkey lifestyle of a condo and the close proximity of the city."

When the weather was clear, the outdoor space was easily the unit's highlight. "Only two of them have the rooftop deck," says Mr. Roy.

"Summer doesn't last too long in Vancouver, but when it's here, there are not many things better than sitting on a rooftop patio looking at the mountains and soaking up the sun with a drink in your hand."
