LISTING AGENT Nutan Brown, Royal LePage West Realty Group Ltd.

The Action: Over the summer, the area between the Junction and Bloor West Village was often rife with bidding wars between eager would-be buyers. This detached, brick house caused such a frenzy it logged nearly a dozen offers and a winning bid $116,100 over the list price.

What They Got: This four-bedroom residence built on a 25-by-114-foot lot in 1963 was recently refurbished with an updated roof, windows and wiring, as well as two remodeled bathrooms and a galley kitchen with hardwood floors, stainless steel appliances and a walkout to a new deck, fenced yard and garage.

High traffic areas include a living room, a dining room and lower level recreation room.

The Agent's Take: "When [the sellers] purchased it, it was an absolute mess that needed a full scale reno and it was duplexed, so they bought it back to a single-family home," says agent Nutan Brown.

"It literally checked most people's boxes because it was a great home with nice space, beautiful backyard and two-car garage."

Not only could buyers enjoy the home right away, but attractions on Bloor and Dundas streets.

"It was a little bit north of the prime Bloor West area, so we priced it with that in mind. However because it was such a well-maintained and updated property and an extra five-minute walk, people didn't seem to care," Ms. Brown explains. "[Plus] it's in a really terrific school district and that always helps with the level of interest."
