LISTING AGENT Jeanette Grant, Marketpoint Realty Corp.

THE ACTION: After a weekend open house with more than a dozen visitors, this one-bedroom plus den suite at High Park Lofts received an offer. That deal fell apart, but another bid was secured the following week.

WHAT THEY GOT: Like many units in the roughly three-year-old midrise, this 914-square-foot model has three levels of finished living space, including an open-concept, multi-purpose area with a wall of windows, a gas fireplace, granite-topped island and stainless steel appliances.

An open den with a murphy bed and a powder room are located off the lower level entry foyer.

The top floor accommodates a fully enclosed bedroom with a private bathroom, laundry facilities and a balcony overlooking the building's sky lit atrium.

A locker and parking are other assets.

The monthly fee of $557 covers the cost of water and heating, concierge services and recreational facilities.

THE AGENT'S TAKE: "My favourite aspect of this unit was the westerly floor-to-ceiling windows that flooded the space with great light," states agent Jeanette Grant. "The view was fantastic, from north of the Junction, over the Baptist Church, across High Park and down Roncesvalles, all the way to the lake."

The building's design was also a hit. "It's got a great rooftop patio that you can see the whole city skyline and lake," says Ms. Grant. "The fact that this building is Toronto's first geothermally heated/cooled condo added to the appeal for the eco-conscious buyer demographic in the Roncesvalles neighbourhood."
