The Action: Around the corner from Eglinton Park just west of Eglinton subway station on Yonge Street, this detached, modernist dwelling with an attached garage was given three days of exposure before offers could be submitted. That gave over 30 buyers and agents the chance to take a tour before three tabled an offer.

What They Got: Around the 1970s, the same builder and architect constructed and designed three modern houses, including this four-bedroom version that remains largely original, but was updated with new roofing, insulation, upper windows and a waterproofed basement between 2006 and 2010.

Nearly every room is on a separate level, yet public and private quarters are clustered together. For instance, a south-facing library and a living room with vaulted ceilings are situated nearby a fireside dining room and kitchen with walkouts to the 34-by-113-foot grounds, garden and renovated Japanese screened shed.

Unlike the adjacent homes, the lower level features a recreation room with one of three fireplaces and smallest of three bathrooms.

The Agent's Take: "In that part of the city you have centre hall [homes] on large lots, so everything looks the same in that traditional Toronto kind of way, but these three house are exceptional with a real late mid-century vibe and design," said Robin Lewis, who is a realtor and interior designer.

"It was built so long ago … and it's incredible how beautiful it still is today."

So the sellers wanted its bones to shine rather than have Mr. Lewis renovate it like he did the home next door. "It's a beautiful plan because it goes up by eight and 16-inches on every level. So there are about eight or nine levels to the house," Mr. Lewis said. "The ceiling heights range from eight to 14-feet, so it's a really beautiful house."
