LISTING AGENT Kara Reed, Chestnut Park Real Estate Ltd.

The Action: The community around the Islington Golf Club is home to million-dollar estates, so this 1 1/2 -storey residence on nearly half-an-acre was considered a bargain listed in the $800,000s. One offer was presented after a steady flow of about 15 private showings and a public open house attended by about 20 parties.

What They Got: On a 50-by-115-foot property at the corner of two residential streets, this Cape Cod-style was built in the mid-1900s, but was updated in the kitchen and three bathrooms over time.

Original hardwood floors remain in the main-floor den, dining room and living room with a wood-burning fireplace, as well as three upper bedrooms. Meanwhile concrete floors appear in the lower-level recreation room.

Surrounding the house is an interlocking driveway, attached garage and private, treed yard with perennial gardens.

The Agent's Take: "It's a desirable pocket, called Chestnut Hills, and it has a great school and neighbouring homes are closer to $2-million," agent Kara Reed said. "So this was a diamond in the rough."

For instance, many buyers saw the property's raw potential. "This was a little detached, 1.5-storey [house] that someone would buy for the lot and did," Ms. Reed added. "It was a beautiful size lot."
