CO-OP AGENT Keith Roy, Macdonald Realty Ltd.

The Action: This two-bedroom suite was on the market at $524,800 for over a year. But once the price was lowered to $458,800 last fall, agent Keith Roy saw an opportunity to negotiate an even better deal for his homebuying clients, who had already seen 20 other properties in Vancouver and Burnaby.

What They Got: Across the street from the Kerrisdale Community Centre, this second-floor suite is located in a four-storey building constructed in 1994, but features newer windows and a rain-screen system.

At the centre of this 848-square-foot unit is a living and dining area with a gas fireplace, sliding balcony doors and French doors to one bedroom, while the remaining areas contain an open kitchen, two bathrooms and a laundry closet.

A locker and parking also belongs to the unit, which comes with monthly fees of $238.

Though there is a common room onsite, residents will be steps from public sporting facilities, a library and park.

The Agent's Take: "This building is right in the middle of Kerrisdale, one of Vancouver's most desirable neighbourhoods," says agent Keith Roy. "The buyers were attracted by the school district and great location just across from the community centre."

Unlike many suites, this one also offers extras the buyer wanted, from the allowance of a barbecue to spacious quarters.

"It's unique in that it was an original one [bedroom] plus den, but the den size was big enough to be a bedroom for a kid," adds Mr. Roy. "And you don't often see two bathrooms in units with square footage that small."
