LISTING AGENT Anne Adams, Toronto West Realty Inc.

The Action: In the Mystic Pointe community near the Etobicoke waterfront, there were similar two-bedroom-plus-den suites for sale last winter, yet this corner unit was purchased quickly after just four showings.

What They Got: In 2002, Camrost-Felcorp completed a mid-rise residence with loft-style suites, such as this third-floor unit designed around a two-storey entertaining area with a gas fireplace, balcony, south and west-facing windows, as well as a floating staircase up to an office and master suite with a walk-in closet and bathroom with a stone wall.

The unit also comes with a main-floor bedroom, second bathroom and a kitchen with built-in appliances, as well as laundry machines and two lockers.

Monthly fees of $791 cover the upkeep of a gym, squash court and rooftop deck, plus $20 for the second parking spot.

The Agent's Take: "It's one of the largest units in the complex," says agent Anne Adams. "It was quite an exciting unit, the way it was decorated and the upgrades in the bathroom were beautiful."

In addition, the unit's open design enhanced its scenic setting. "It's a corner unit and you've got a staircase going up in the far corner, so it gives the illusion of 17-foot ceilings, which is really quite spectacular, and it overlooks the south, where there is a greenbelt," Ms. Adams says. "It's close to transportation, waterfront and some great restaurants on the Queensway, so that's very handy."
